OTA & DISTRIBUTION / FIELD NOTE 02

Your hotel is listed. Why isn’t it being chosen?

More OTA visibility is valuable only when guests understand the property, trust the listing and find a compelling reason to book.

Think of the listing as a sales conversation

A potential guest sees dozens of options in a short session. The property card, first few images, headline information, review quality and price signal must work together. Ask what a first-time visitor learns in five seconds and what questions remain unanswered.

1. Fix the first impression

Lead with images that truthfully represent the property and its strongest selling point. Show rooms, bathrooms, common areas and distinctive guest experiences in a useful order. Avoid overprocessed or misleading pictures; they can create disappointed guests and weaker reviews later.

2. Make the details dependable

Check room categories, bed configurations, meal inclusions, amenities, check-in instructions and cancellation policies. Inconsistency between channels can create guest friction even before arrival. The same applies to inaccurate location or map information.

3. Treat parity and promotions as strategy

A promotion is not automatically a better offer. Compare displayed prices after taxes, inclusions and discounts. Use channel offers when they address a defined booking window or segment. Keep an eye on the margin after OTA fees and campaign costs.

4. Turn reviews into insight

A thoughtful public response demonstrates attention. More importantly, patterns in guest feedback can expose service issues, highlight why people love the property and shape more believable content. Review work is not only about a numerical score.

5. Measure the bookings that matter

Monitor reservations, cancellation patterns, average rate, booking window and channel contribution. More reservations with poorer net return may not be progress. Compare like-for-like dates and separate market demand changes from the effect of listing improvements.

Build a continuous improvement rhythm

Choose a manageable cadence: review listing quality, price positioning, parity, guest feedback and conversion-related signals regularly. Keep a log of what changed and why. Better OTA management is an operating discipline, not a one-time setup task.

Make the numbers useful.

A commercial audit is most valuable when each finding leads to an action, an owner and a review date.
